A new chapter with Swissôtel.

A new coastal destination, shaped by architecture and an international hospitality partnership.
NEXT and Archi are bringing a new hotel and residential destination to Georgia’s Black Sea coast. Presented in Kobuleti in June 2026, the development combines a Swissôtel-branded hotel with residences and apartments designed around coastal living.
The architectural concept comes from Chapman Taylor’s Madrid studio. Three sail-inspired towers respond to the sea and create a distinctive silhouette along the waterfront.
Planned facilities bring leisure, wellbeing and hospitality together, including indoor and outdoor pools, fitness and spa spaces, restaurants, a lounge bar, conference facilities and dedicated children’s areas.
Swissôtel is part of Accor. Its involvement is a hospitality brand partnership within a development by NEXT and Archi. The project forms part of NEXT’s wider work in seaside residential and hospitality destinations.
